Our San Jose team works from North First Street. At the estimate we measure the kitchen, open cabinets and check the panel, then lay out two options: one that keeps the sink, range and refrigerator where they are, and one that changes the layout with an island or an opened wall. The second needs new circuits, venting and framing, and its drawings go into the permit application, so you see the difference in scope and price before you choose.

California law lets most single-family lots add an accessory dwelling unit, and often a junior ADU inside the house as well; California HCD publishes the state rules cities apply. The usual San Jose paths are a detached backyard unit, a converted attached or detached garage, or an addition to the main house, and lot size, setbacks and utility connections decide which fits.
Plans go to the Development Services Permit Center at San Jose City Hall, and many permits can be started online through the City’s SJPermits system. On a house with a raised wood floor and a crawl space, a brace and bolt retrofit sheathes the cripple walls with plywood and bolts the frame to the foundation, and California’s Earthquake Brace + Bolt program offers retrofit grants for qualifying houses in eligible ZIP codes. We also repair cracked or settled foundations before a remodel builds on them.
