Raised Foundation (Crawl Space)
A raised foundation includes a perimeter wall and internal supports that elevate the structure above ground. This provides easy access to plumbing and electrical and is well-suited for homes in areas prone to flooding or soil movement.
Pier and Beam Foundation

Look for cracks in the foundation or in interior drywall that are wider at one end, stair-step cracks in block or brick, doors and windows that start to stick, floors that slope or bounce, gaps opening between walls and trim, and damp soil or standing water in the crawl space. Most of these come from settlement, poor drainage or an older house that was never bolted to its foundation.
We start with an inspection, bring in a structural engineer when the repair needs one, and fix the cause as well as the symptom, for example by regrading or adding drainage so water moves away from the house.
Many older California houses sit on a raised foundation with short cripple walls in the crawl space. In an Earthquake Brace + Bolt (EBB) retrofit, the house frame is bolted to the foundation and the cripple walls are braced, so the house is less likely to slide or tip off its foundation in an earthquake. The California Residential Mitigation Program offers EBB grants for qualifying houses in eligible ZIP codes; we can do the retrofit work for homeowners who apply.

In the City of Los Angeles, permits and inspections go through the Department of Building and Safety (LADBS); in the Bay Area, each city's permit center.
