A kitchen remodel starts with one decision: keep the layout or change it. Keeping the sink, range and refrigerator where they are keeps plumbing, venting and electrical work small. Opening the kitchen to the living room means first checking whether the wall carries load, then framing, new circuits and a building permit, so we answer that question at the estimate and the design and budget start from the real house.
Bathrooms follow the same logic. Replacing a vanity, tile and fixtures in place is the lightest scope; turning a tub into a walk-in shower or adding a bathroom brings waterproofing, drain slope and ventilation into the plan. Yes. California law lets most single-family lots add an accessory dwelling unit (ADU), and often a junior ADU inside the house as well; the state rules are published by California HCD. In Oakland the usual paths are a detached backyard unit, a converted garage or an addition to the main house. A sloped lot in Montclair or Trestle Glen needs more site work and engineering than a flat lot in Melrose or Maxwell Park, so we check slope, access and utility routes before anything is drawn.
Plans go to the City of Oakland’s One-Stop Permit Center at 250 Frank H. Ogawa Plaza, which combines the counters of Planning and Building, the Fire Department and the Department of Transportation. Because the Hayward Fault runs through Oakland, seismic safety comes up in most structural work here. On a house with a raised wood floor and a crawl space, the standard retrofit braces the cripple walls with plywood sheathing and bolts the house to its foundation, and California’s Earthquake Brace + Bolt program offers retrofit grants for qualifying houses in eligible ZIP codes. Owners of older multi-unit wood-frame buildings should also check Oakland’s Mandatory Soft Story Retrofit Program.
