A kitchen remodel in Alameda starts with the layout. Keeping the sink, range and refrigerator where they are keeps plumbing, venting and electrical work small; moving them or opening a wall adds framing, new circuits and a building permit. In houses that have seen several owners we often find wiring or drain lines that must be brought up to current code once the walls are open, so we plan for that before demolition, not after.
Bathrooms follow the same logic. Replacing a vanity, tile and fixtures in place is the lightest scope; turning a tub into a walk-in shower, enlarging the room or adding a bathroom brings waterproofing, drain slope and ventilation into the plan. California law lets most single-family lots add an accessory dwelling unit (ADU), and often a junior ADU inside the existing house as well. In Alameda the usual paths are a detached backyard unit, a converted garage, or an addition that extends the main house. Which one fits depends on your lot, setbacks, utility connections and how you want to use the space, so we start by measuring and checking those on site.
Plans go to the City of Alameda Permit Center at City Hall, 2263 Santa Clara Avenue, Room 190, and the City reviews ADU and junior ADU applications under the state ADU law published by California HCD. For detached units, the City also preapproves ADU plans from qualified designers: building from one of those plans brings a faster plan review and a reduced application fee, though site-specific plans and engineering still apply. Alameda lies between the Hayward Fault, which runs along the base of the East Bay hills, and the San Andreas Fault to the west. On a house with a raised wood floor and short cripple walls, a seismic retrofit (bolting the house to its foundation and bracing the cripple walls) is a worthwhile upgrade. California's Earthquake Brace + Bolt program offers retrofit grants for qualifying houses in eligible ZIP codes.
Bay air and winter rain are hard on roofs, fascia boards and gutters. When we replace a roof we check the decking and flashing underneath, and we look at drainage around the house so water moves away from the foundation.
