The Palisades Fire started in Pacific Palisades on January 7, 2025 and destroyed 6,845 structures, CAL FIRE reports. For families rebuilding there, the plan and the permit come first: a survey of the lot and a decision whether to rebuild the same footprint or design a new house.
We draw the plans with your architect or ours, prepare the plan set and engineering for the City of Los Angeles Department of Building and Safety (LADBS), and build the house through every inspection. New construction has to meet the current California Energy Code (Title 24, Part 6) and CALGreen (Title 24, Part 11), so a rebuilt home is built to today's energy standards.
Every stage is inspected before it is covered: the foundation trenches and steel before the pour, the framing and shear walls, the rough plumbing, electrical and mechanical work, the insulation, and the final inspection that lets you move in. We schedule each one and meet the inspector, so corrections are handled on site instead of slowing the job.
California's Building Energy Efficiency Standards (the Energy Code, Title 24, Part 6) and CALGreen (Title 24, Part 11) set the baseline for every new home, and the 2025 edition took effect on January 1, 2026. Within those rules you choose how far to go: insulation and air sealing, high-performance windows, heat pumps for heating, cooling and hot water, and efficient lighting all lower energy use and the home's environmental impact.
The lot comes first: its slope, soil and access decide how much grading and foundation work the house needs. Then the size and structure of the house (one or two stories, long spans, engineering), the finish level of the kitchen, baths and floors, the energy features you choose beyond the code baseline, and the permit, plan check and engineering. We price each line in a written estimate once the plans are drawn.
