Look the license up on the Contractors State License Board (CSLB) License Check: it shows the license number, classification, status, bond and workers' compensation on file. Our license is CSLB 1034806, classification B - General Building, current and active on the CSLB record.
Then compare written scopes, not just totals: who prepares the plans, who files the permit, who meets the inspector, what happens if plan check asks for changes, and which finishes are included. A good bid spells all of that out.
Size and scope come first: square footage, the number of rooms touched and whether the structure changes. New foundations, framing and roof tie-ins on an addition or ADU cost more per foot than interior finish work. Then come the systems (plumbing, electrical panel capacity, HVAC), the finish level, site conditions such as slope, access and soil, and the engineering, plan check and permit fees your city charges. We price each line in a written estimate, and our home remodeling financing page explains how to spread the cost.
